The work

Ten-plus years of field work across commercial, residential, and military environments. Asbestos and lead paint surveys, abatement oversight and clearance, mold and moisture assessment, and water and soil testing — throughout Seattle and the Puget Sound region.

Most of it is unglamorous and consequential: crawlspaces, mechanical rooms, ceiling plenums, and buildings that were put together before anyone was required to write down what went into them. The job is to find out what's actually there and say so plainly.

Why independence is the whole model

Cadence performs no abatement and no remediation. There is no removal contract at the end of a survey, no referral arrangement, and no version of a positive result that makes me money.

That constraint costs revenue. It's worth it, because it's the only thing that makes a finding mean something. A test result from a firm that also sells the cure is a sales document wearing a lab coat, and everyone who reads reports for a living knows it.

How I work

No inflated scopes. No sampling you don't need — the federal standard sets sample counts, and I collect what it requires rather than what would bill well. If something falls outside what I do, I say so instead of finding a way to charge for it.

Reports are written to be used, not filed. An abatement contractor should be able to bid from the material inventory. A facilities director should be able to hand it to a compliance reviewer. A homeowner should be able to read it.
